Thanks so much for having me on your show last night. It really was exciting to be able to talk to the listeners about the Houston real estate market and just how blessed we are to be in such a strong, stable market compared to the rest of the nation.
Just to recap folks….the 2.1% decline in sales from 2008-2009 is very minor compared to the rest of the nation. The bottom line is we havn’t really historically boomed in Houston therefore we do not see the BUSTS like many of the other cities do! The Houston real estate industry really believes that 2010 will be a good year for the cities housing market. With the First time homebuyer tax credit (or consumers who havn’t owned a home in 3 years) and the Extended homebuyer tax credit for homeowners who have owned thier current home for 5+ years, along with the low interest rates, and a good job market ~ Houston is in a great position to prosper in 2010!!!
Also, buyers are out there looking right now and our inventory city-wide is down 6.7% so its a great time to get your home on the market! If your home shows well and is priced right – there is no reason why you should not expect great results!
Don’t wait too long ~ you MUST contract on your new home by April 30, 2010 and close by July 1, 2010!!!!

The Real Estate Market is a great topic. I think that most buyers are afraid to purchase because of the Media even thought they might get the $8,000 Tax credit. I am a REALTOR and I work in the Northwest Houston and have heard it all from my buyers. I have had so many who want to offer 50% of the list price and that just is not happening here in Cypress or even Houston.
